As the world of work evolves, some businesses are hoping for shorter commutes. Finding an office near a mainline station – so that employees can limit their travel time – is an easy place to start. Here’s a list of offices that are close to King’s Cross Station and London Euston.
Once a down-at-the heel industrial wasteland, large-scale regeneration and urban planning have transformed King's Cross into one of London's biggest success stories.
King’s Cross offers the best of both worlds. It’s alive with an ecosystem of popup shops, restaurants, and new-age experiences, but its canals are also a rare spot of calm amid London’s bustle.
Tom Walsh, a Senior Surveyor in our Flexible Office Solutions team explains: “King's Cross has undergone immense regeneration in recent years. It’s also become an established tech hub with great amenities and squares lined with lively venues. In the summer months, Coal Drops Yard is a particular highlight. Coupled with its convenience and accessibility, the area is now a key choice for businesses looking for modern office space.”
Indeed, Google’s existing presence in the area – alongside its proposed ‘landscraper’ office – is proof of Kings Cross’s tech magnetism. Other household names such as YouTube, Havas, PRS for Music and Universal Music call the area home, too. Plus, Facebook is set to move into its new King’s Cross office this year, complete with “roof gardens, panoramic lifts and a 600-seat theatre.”

Just a 15 minute walk away, London Euston is one of the UK’s busiest train stations, welcoming 46.1 million journeys a year. But beyond its transport-hub-status, it’s becoming a destination in its own right.
For businesses that want office space near a mainline train station, King’s Cross and London Euston are great options. King’s Cross Station offers easy access to and from commuter towns such as Stevenage, Cambridge, Hitchin, Welwyn Garden City and St Neots, while Euston connects you to Milton Keynes, Tring, Rugby, Berkhamsted, and Leighton Buzzard.
Amanda Lim, Head of our Flexible Office Solutions team explains: “Every day, we speak to businesses of all sizes in their hunt for office space, and we’re seeing an increasing number requesting to be near mainline train stations. Ultimately, some employees don’t want to spend an excessive amount of time on public transport.”
