Guide price: £750,000

The Pen-y-Bont Hotel sits on the edge of a spectacular stretch of glacial lake in the Llyn Cau crater at the foot of the Cadair Idris mountain at the southern end of the Snowdonia National Park.

Cradled by an emerald fold of lush valley and hugged by a dramatic, hill-pocked landscape, it's a dreamy, dramatic and unspoilt setting for new owners to wake up to, a good place to be on a moody day, with plenty to keep them occupied through extensive business opportunities that come with the sale of this 8-bedroom, family-run hotel.

Pen-y-Bont's 500-year-old bones carry the weight of its history which dates back to the 16th century. It is believed that the original structure served as a coaching inn providing accommodation and a place of sustenance until the present day.

Extended over the years, the property has also been a Blacksmith’s forge (now the sitting room and bar) and the long barn historically housed coaches and stabling for horses.

The present owners arrived in 2006 to a semi derelict main building and set about re-roofing much of the main roof, rewiring, dry lining walls, replacing windows, updating heating systems and installing a fire alarm system  - just some of the modernisations on the long list of upgrades needed to open the business to the public.

Today, Pen-y Bont Hotel caters for its residents but is run very much to suit the present owners. The scope and potential to expand on the business and create a truly magnificent, boutique dining/accommodation experience is manifold with opportunities limited only to new owners' imaginations.

The lakeside rooms in particular have many possible uses; the main dining room, once two rooms, caters for up to 50 covers and has fireplaces at either end.

For foodie proprietors, the hotel's excellent commercial kitchen could, for example, be taken over by a chef with a strong vision to create a exceptional lakeside dining experience and make it more available to the public. The long barn known as the Lakeside Bar can accommodate up to 60 covers with additional seating for 24 covers in the games room.

Of particular note is the pretty courtyard garden between the two buildings which is ideal for entertaining. There are up to 16 covers and more outside dining space is available in the garden beside the lake roughly adding up to 60 covers.

The view from here is a breathtaking, one-two punch and one of the iconic views of rich scenery unique to Snowdonia National Park that is frequently used in national advertising.

On the first floor there are eight bedrooms. Five have en-suite shower rooms and two have scope for en suite facilities if needed.

The large car park alongside the lake also provides an income from motor homes, walkers, cyclists and swimmers who come to enjoy the wonderful nature and facilities.

8 miles from the hotel is the handsome market town of Dollegau - a popular base from which to explore the area's many walking routes and cycling trails.
