London’s recovery from the impact of the pandemic and subsequent lockdowns has been a marathon rather than a sprint.

However, ahead of the first full London Marathon since 2019 this weekend (3 October) the capital is performing well, as cities come back into fashion.

New prospective buyers in London were up 24% and offers accepted up 34% in August versus the five-year average, underlining the strong demand for homes that has been generated by the reopening of the city in recent months for business and leisure.

Our analysis of average sale prices within half a mile of each marker on the 26-mile marathon route, which excludes new build homes, shows how much pricing variation exists within the footprint of the world-famous race, despite a period of more modest price growth since the pandemic relative to other parts of the UK.

One area – the well-established St James’s has an average sale price of more than £1m - and Embankment in London’s West End and St Paul’s in the City of London both exceed £900,000. At the same time, ten neighbourhoods, including Charlton and Woolwich in south-east London, are below the average London house price.

 
According to Land Registry, the average house price in London during May was £497,948.

“As the eyes of the world turn to London for the marathon this weekend, city locations are back in focus with buyers looking to enjoy the convenience, amenities and food, drink and entertainment they offer,” said Chris Druce, senior analyst at Knight Frank.
